The Townhomes at Cook Inlet Loop is a project already several years in the making. In 1999, Sunrise Homes, LLC purchased the overgrown tract of land near the intersection of 12th Avenue and Cordova Street with the intent to develop it into an upscale townhouse community. Formerly a homestead on the "outskirts" of Anchorage's tent city, It later became a trailer court, and finally a predominantly vacant, overgrown parcel of land.
Following years of dialog and meetings with the Municipal Planning Department (and several other city department administrators) a plan was adopted and approved in 2005 which called for a multi family townhouse community with attached garages. In 2006 an improvement to the area immediately west of the project was agreed upon between the developer and the city which called for the city to vacate the Denali Street road easement. This easement, long an overgrown and unattended tract of land abutting the eastern end of Earl & Muriel King Park, was considered "no man's land" because it wasn't needed as a roadway, and didn't fall into the jurisdiction of the parks department. The developer offered to landscape and groom the right-of-way, thereby improving the area between the park and the townhouses and apartment homes to the east of it.
